Our D-B Process
 

Our design build process is the result of years of experience in striving to deliver high quality custom homes to our clients, and to also make the experience a positive one.

In the initial meeting, we seek to get to know you, to discover your unique wants and needs, and to realistically assess the scope of your project. If you are interested in proceeding, a list of references will be provided for your consideration. When you are ready, we can enter an agreement to begin work on your design.

We always like to begin with a site visit. (See FAQs, benefits of design-build.) A soil evaluation is needed to determine the presence of expansive clays or other unfavorable conditions which could have a significant impact on the construction budget.

After the site visit and a thorough review of the design criteria, we begin work on the initial conceptuals. Our design software allows for a concurrent development of three dimensional models. Our models provide a realistic view of how the home will actually present, and allows for efficient feedback when discussing alternatives. This “object oriented” software also recognizes the actual components of the home, and integrates efficiently with an accurate estimating program.

Meetings are scheduled as needed to review conceptual drawings, and copies provided to “mark up” and make notes. When the concepts are adequately formed, an initial budget is created for review and consideration. Further specifying of finishes, or modifications to adjust costs can be made.

When you are satisfied, the working drawings are drafted and the final budget assembled. You then have the option of proceeding to a build contract.

During construction your designer is also your builder. He will be onsite the majority of the time when there is construction activity in progress. You will be able to visit there regularly to ensure all your questions or concerns are addressed. E-mail communication is available and encouraged to let you document a question or concern at any time. 

A rigorous standard of quality control, formalized and developed into an extensive checklist, is used to insure the highest standard of quality.
